City of Pontiac Planning & Zoning Board Met Nov. 23.

The City of Pontiac Planning and Zoning Board held a meeting at 4:30 p.m. in the City Hall Council Chambers to consider the following:

Marlon and Stacy Eilts, petitioners, have requested that the property be rezoned from R-4 (Multiple Family District) to B-3 (Business and Wholesale). Mr. and Mrs. Eilts plan to demolish the structure to create a parking lot. The property address is 801 W. Water Street with the legal description of Lot 14 in Block 2 in Hoobler’s Addition to the City of Pontiac, Livingston County, Illinois, EXCEPT Beginning at the Southeast Corner of Lot 14 in said Block 2, thence in a northerly direction a distance of 115.0 feet to a point, thence in a southwesterly direction of 115.43 feet, which is a point 11 feet West of the Southeast Corner of said lot; thence in an easterly direction a distance of 11 feet to the point of beginning, with a Pin Number of 15-15-22-307-017.

The following members were present: Bill Abraham, Bill Cole, Paul Giordano, Tim Lewis, and Matt Stock. Rick Baier and Pat Martin were absent. Also present were Bob Karls, City Administrator and Marlon Eilts, Petitioner. With a quorum being present, the meeting began at 4:30 p.m.

Bill Cole made a motion to approve the minutes from the October 12, 2020 meeting, and with a second from Tim Lewis and with a unanimous yes vote, the minutes were approved. Marlon Eilts stood before the Board and stated that the property will be adjacent to Mr. Eilts’ business and will be used for a parking lot in upcoming years. The house that is currently present will be demolished due to its bad foundation. Mr. Karls stated that this property is the only lot in the area with an R-4 Zoning District, whereas the adjacent properties are B-3, so the property is well within the standards of a B-3 Zoning District. Bill Cole made a motion to recommend approval to City Council and with a second from Tim Lewis and a unanimous yes vote, the motion was approved. Paul Giordano made a motion to adjourn the meeting and with a unanimous yes vote, the meeting adjourned at 4:35 p.m.
